As a Realtor® here in Dardenne Prairie and St. Charles County, I hear homebuyers worry about mold all the time. Let’s clear up the biggest myths, so you can move forward with confidence.

There are over 100,000 species of mold. The one most people fear is Stachybotrys, often called “toxic black mold.” But here’s the truth: just because mold looks black doesn’t mean it’s Stachybotrys.

The only way to know for sure? Testing. You cannot tell by sight alone. And according to local inspectors, only 1–2% of mold tests in our area actually come back as Stachybotrys.

Every home in North America has mold spores in the air. That doesn’t mean your home is unsafe. The important thing is how you and your family react. Some people with severe allergies may experience stronger symptoms, while others notice nothing at all.

If you’re concerned about health reactions, it’s always wise to schedule a professional home inspection and mold test.

Here’s the good news—you can take steps to make your home healthier. The key is controlling humidity.

• A basement dehumidifier isn’t a red flag—it’s actually a sign of smart home care.

• Keep indoor humidity below 50%.

• Watch for leaks and address them quickly.
