If you live in Dardenne Prairie or anywhere in St. Charles County, there’s a big update coming your way: Bill Number 5413—a proposed property tax freeze for homeowners—is officially heading to the April 2026 ballot.

What Is Bill 5413?

If passed, this measure would “freeze” your property tax bill on your primary residence. Think of it like the senior tax freeze St. Charles County approved two years ago—except this time, it would apply to all homeowners, not just seniors.

Supporters’ View: Relief for Homeowners

  • Locks in your property tax bill, giving families stability

  • Helps offset rising costs for homeowners in St. Charles County

  • Could make areas like Dardenne Prairie even more attractive for buyers

Concerns Raised: Impact on County Budgets

County Executive Steve Ehlmann has voiced support but also shared concerns:

  • Neighboring St. Louis City and County don’t get this option, which might push more people west

  • If revenues decline, the county may need to raise other taxes, like sales taxes

  • Tighter budgets could mean challenges for schools, roads, and public services

For buyers considering a move to Dardenne Prairie, stable property taxes could make homeownership more appealing. At the same time, sellers may see increased demand as families seek areas with predictable tax bills.

But there’s another side: if county budgets tighten, local amenities could feel the pinch, which also impacts home values long-term.
